Instead of closing your eyes to envision this scenario, please keep them wide open. You bought your dream home which happens to be a condo and you are enjoying the abundant amenities and making friends with your new neighbors. Then the 'plan of termination' sets in.

What is it? By now you have probably heard of the term 'bulk buyers'. These buyers purchase the condominiums in bulk which deems them to hold the super-majority of the association's voting power. Why do you need to know about this 'plan'? With the bulk buyers having the super-majority of the voting power they are now allowed to implement their 'plan' to convert the complete project into a rental complex, essentially removing your individual property rights. This is just the beginning of a nightmare that can happen to you.

This plan of termination is transpiring at a steadfast pace. According to government records, at least 51 condominium associations since 2008 have been “terminated” in the tri-county areas of Broward, Dade and Palm Beach under this contrivance.

Although the purpose of this 'plan' is to centralize control and diminish expenses with the goal of securing the project, it is a threat to homeowners. This is a prime illustration of why it is imperative to find the right real estate agent who is extremely knowledgeable about the stability of the condo associations, sales activity and pending assessments.

Hollywood Beach business owners are contracting the optimism 'buzz'. In case you have been hiding under a seashell, Margaritaville is slated to start building next year and be completed in 2014. The 350-room resort will consist of a beachside band shell, mega-pools, fun slides, spa and many more inciting amenities. You will have an array of dining options to select from to fulfill your cuisine interests, including a Margaritaville Cafe.

The beachfront resort will also include about 20,000 square feet of meeting and event space for conferences and parties. This will make for an amazing destination to hold your next holiday party and/or wedding. For a while, several business owners were stuck in a rut. Now with this exciting addition to Hollywood Beach, optimism is radiating amongst business owners and residents in Hollywood Beach and they haven't even broken ground.

Thanks to the Community Redevelopment Agency, many restaurant and hotel owners have been motivated with the monetary incentive made available upon approval. This fund established by the CRA is intended to enhance and rejuvenate their establishments in order to be on a similar playing field with Margaritaville's presence. Billy's Stone Crab which is a well known seafood restaurant is renovating their original restaurant to the tune of $200,000, of which $50,000 they will be reimbursed by the CRA. Sheldon Hotel is in the process and moving right along with their $2 million dollar renovation project and it looks amazing! GG's Waterfront restaurant is next up to apply before the board for approval on updates. There is a new Hollywood on the map and the place to be is Hollywood Beach, FL. Don't let your opportunity "waste away" by the time Margaritaville arrives.
